Sellers often review all offers on a specific date and accept the best one — you may never get a chance to come back with a higher number. If you truly want the home, your first offer should be your best offer.
Use an Escalation Clause Strategically
An escalation clause says: “I’ll offer $X, but if there are competing offers, I’ll beat the next highest offer by $Y up to a maximum of $Z.” Used well, this lets you win without necessarily overpaying. Example: List price is $1,100,000. You offer $1,100,000 with an escalation up to $1,175,000 in $5,000 increments. If the next best offer is $1,120,000, you win at $1,125,000 — not your maximum.
Get Your Lender on the Phone with the Listing Agent
Have your lender call the listing agent directly and verbally vouch for your financial strength. Sellers are nervous about deals falling apart — a real conversation with an experienced lender saying “this buyer is solid” is more reassuring than a pre-approval letter alone.
Reduce Contingencies Thoughtfully
In competitive offers, consider your options carefully. Keep your inspection contingency for protection. Waiving the appraisal contingency shows commitment but requires cash reserves to cover a potential gap. Only waive the loan contingency if your financing is rock-solid.
