I grew up in Costa Mesa. Before I became a REALTOR®, I spent 10 years at Zillow. And when people ask me where to buy in Costa Mesa, I don’t give them the marketing answer — I give them the honest one.
Here’s a neighborhood-by-neighborhood breakdown of what Costa Mesa actually offers in 2026, and who each area is best suited for.
Eastside Costa Mesa
Best for: Buyers who want walkability, character, and proximity to Newport Beach without paying Newport Beach prices.
Eastside is Costa Mesa’s most coveted neighborhood — and it’s not hard to see why. Tree-lined streets, bungalows and craftsmans with real architectural character, and easy walking distance to the restaurants and coffee shops along 17th Street. It borders Newport Beach, and in some spots you’d never know you crossed a city line.
Entry-level detached homes here regularly exceed $1.4M. If you can get into Eastside, it tends to hold its value better than almost anywhere else in Costa Mesa. Inventory is low and competition is real — expect multiple offers on anything well-priced.
Mesa Verde
Best for: Families who want space, good schools, and a quiet, established neighborhood feel.
Mesa Verde is Costa Mesa’s most family-oriented neighborhood. Larger lot sizes, ranch-style homes, and the Mesa Verde Country Club give it a different feel from the rest of the city — more suburban, more settled. It’s popular with families who want real square footage without paying Eastside premiums.
Pricing here tends to run $1.1M–$1.5M for detached homes, depending on size, condition, and proximity to the golf course. The neighborhood has seen steady appreciation and consistent demand — it’s not flashy, but it’s dependable.
College Park
Best for: First-time buyers and value seekers who want a detached home in Costa Mesa without the Eastside price tag.
College Park is one of Costa Mesa’s more affordable areas for detached homes. It’s centrally located, close to freeways, and offers solid value for buyers who want to get into the city without stretching into the $1.4M+ range.
Homes here are typically smaller 1950s–1970s ranch-style builds. Many have been updated; some are still original. It’s a neighborhood where a buyer with vision and a renovation budget can add real value. Entry-level detached homes start in the $950K–$1.1M range.
South Coast Metro / Triangle Square Area
Best for: Young professionals, commuters, and buyers who prioritize convenience and walkability to retail and dining.
This part of Costa Mesa — near South Coast Plaza and the Triangle — has a more urban, cosmopolitan feel. There’s a higher concentration of condos and townhomes here, and the proximity to the 405 and 55 freeways makes it popular with buyers who commute.
Condos typically trade in the $650K–$850K range. For buyers who don’t need a yard and want to be close to restaurants, shopping, and freeway access, this area offers strong value relative to comparable units in Irvine or Newport Beach.
Westside Costa Mesa
Best for: Buyers looking for value, creative buyers, and investors.
Westside Costa Mesa has been in transition for years and continues to evolve. It’s a more eclectic area — a mix of original working-class homes, converted live-work spaces, and newer infill development. It attracts artists, designers, and buyers who are priced out of Eastside and want something with character.
Prices on the Westside are lower than the rest of Costa Mesa, and there’s more opportunity for buyers willing to do work. It’s also the most likely area of the city to see continued appreciation as the area continues to gentrify.
So, Which Neighborhood Is Right for You?
It depends on what you’re optimizing for. If walkability and prestige matter most: Eastside. If you need space for a family: Mesa Verde. If you’re a first-time buyer trying to get into the market: College Park or Westside. If you’re a commuter who wants urban convenience: South Coast Metro.
